Description
Brooks Lodge is on a private farm estate at the outskirts of Piddinghoe village. The Lodge is a contemporary building with 2 bedrooms that has a beautiful modern design that compliments the surrounding beautiful rural views. It has a glass wall and bi-fold doors bringing the outside in.
On the ground floor of Brooks Lodge there is an entrance hall with double height space giving way to a graceful oak clad stairway, 2 double bedrooms that can be converted into twins and a wet room with a walk-in shower and WC. The first floor consists of a well equipped kitchen with bifold doors opening onto the large decked area with outdoor furniture leading to the upper lawn. There is a dining area and living room with large vista windows overlooking the adjacent brooks for your viewing pleasure. There is also a wet room with walk-in shower and wc on this floor.
The accommodation contains generous, spacious rooms that have high ceilings opening into the eaves of the roof and natural oak floors with underfloor heating throughout. There is a contemporary wood burning stove in the living room plus a TV with freesat, DVD, digital radio and iPod docking station.
Outside the property you can relax on the lower landscaped courtyard garden or on the upper deck garden. There is a BBQ for your use so you can enjoy dining al fresco making use of the garden furniture.
To make the building more environmentally friendly this is also an in-roof, inconspicuous photovoltaic slate system to produce electricity, ground source heat pump to provide heating and hot water, solar thermal array to provide further hot water, LED ultra low energy lighting, a rainwater harvester which provides water for the toilets and the garden, a bio disc ecological waste water treatment plant, a sedum grass roof to reduce rainwater runoff and flood risk.
The River Ouse is in sight from the Lodge and it meanders its way up the river valley towards the historic county town of Lewes which is 5 miles away. Within a radius of 3 miles from the property is the south coast and the nearest pub (which you can get to by walking along the riverside). London Victoria is 1 hour by train. Eastbourne is within easy reach. Brighton is 11 miles away and has many popular attractions such as the Royal Pavilion and Brighton Pier.
There is a large number of walks/ cycles to do in the idyllic area straight from your doorstep, including coastal routes. Nearby attractions to keep the whole family happy include visiting the castle at Lewes, the Lavender Line and Bluebell Steam Railways, Drusillas Zoo at Alfriston, Stanmer Park, Hickstead equine events, Plumpton Racecourse, the Bloomsbury trail, Glyndebourne Opera House plus there is a huge selection of gardens and stately houses to visit.
